Can I Bring My Boat?

Yes, you can bring your boat, but it can not be towed to the house. Your boat will need to be dropped off at the local marina before you come to the house. Upon completing a reservation for this property, your welcome packet will be emailed including directions to the marina. Once your boat is in the water you can tie your boat to our dock for the remainder of your stay. Mountain Cove Marina is the closest to the property. Please see our Douglas Lake Marinas page for marina information.

Why Can't I Trailer My Boat To The House?

The home is located in the mountains and though the roads are paved, they are extremely curvy and steep. You most likely would not make it without an accident. We strongly advise against doing so, but if you choose to, you do so at your own risk.

Can I bring my trailer to the house after I have launched my boat?

We don't recommend it. If you choose to, you do so at your own risk. Trailers may not be parked where they are blocking traffic flow.

There is one step down from the pavement onto the front deck. The doorways in the house are standard size. We do not advertise this home as wheel chair accessible. I think it would be possible to maneuver a wheelchair in the house, but we will not guarantee it.

Do I have to park on a steep hill?

No. The parking at the house is fairly level for being up in the mountains.

Can you explain your lake level policy?

You can view photos of what different Douglas lake levels look like at this location.

Please see our Douglas Lake page for information on why the lake levels fluctuate. Basically this policy says that we do not have any control over the water levels. A number of factors contribute to the lake levels, some years we have water in the winter and some years we don't have any water at all. It depends on the previous years rains and the amount of water TVA drains. A good rule of thumb would be not to expect to use the lake for boating from mid September through April. This again, is only a rule of thumb and is not exact. We would hate for a guest to come expecting to use the lake and the lake is not there.

What type of toiletries do you provide?

We provide a starter pack of the following items: Toilet paper
Paper towels
Hand Soap
Dishwashing liquid
We have provided one tank of propane for the gas grill. We ask guests to extend the courtesy of refilling the tank, but we can not guarantee a full propane tank. Please turn the propane knob to the off position when not in use.

Why do you charge additional fees for 6 or more people?

Because we cater to smaller groups too, we have found this the most fair method of setting rates and do not find it an unusual practice. Ultimately we set our rates for what we feel is best suited to meet our operating costs and our customers needs.

Why are your rates on another site different from the rates posted here?

We advertise on many websites and because rates are subject to change, clerical errors do happen. We make every attempt to keep all of our listings in sync, but to error is only human. We are not trying to be deceitful - we offer up front rate quotes to all of our customers before the property is booked. Therefore, rates advertised on our websites booking calendar supersede all other listings sites.

Do you offer discounts to veterans, clergy, seniors or railroad workers?

We make every attempt to provide fair discounts to everyone through the use of discount coupons. (Coupons can be found on our Smoky Mountain Cabin Discount page.) Because of the amount of administration work it would take to verify legitimacy, we do not offer special discounts for these or any other fields of work. Discounts are limited to the coupons provided on our website.

I really want to book this property but I think the rates are too high.

We feel that our rates are fairly based on the quality and amenities of our home. We provide discounts only through the coupons offered on our website. There are thousand of choices for lodging, accommodating every type of budget. It may take some searching, but we are sure you can find another lodging choice that fits your needs and budget.

Do you make exceptions to your no pet policy?

No. There are no exceptions to this policy. We have a child with allergy induced asthma who is severely allergic to animals, therefore we do not make any exceptions and this rule is strictly enforced.
The outside of the property is under video surveillance. If you choose to ignore this policy you will be charged a $300 damage fee as per the contract terms of the property.

Do you have internet?

No. Because of our location in the mountains internet is not available to us.

Can I smoke outside?

Smoking is permitted OUTSIDE only. Any smoking inside the property will result in damage fees of $300.
